Twinings Tea had a real problem.

Water was entering the building from the area of a large girth 70 metre long gutter, drained by one outlet 450mm diameter!

The gutter, however, was not leaking due to failed joints and certainly the capacity was more than enough at 2.7 metres girth with a 1 metre sole width, the capacity was massive!

The problem was caused by an unusual roof arrangement where at approximately 3 metre intervals along the entire length of the gutter it was crossed at right angles by eleven glazed North Light roofs 3 metres wide at their base.
The North Light roof design robbed the gutter of most of its depth leaving a tunnel arrangement approximately 220mm deep, to allow water to pass along the length of the gutter.

Whilst this arrangement had served the company well for some years, due to our changing weather patterns and increases in rainfall intensity, water was building up within the gutter cavity to such an extent that water was entering the building on the underside of the tunnels which were not effectively sealed.
The real dilemma was that no one could see how to seal these areas, as they could not be accessed.

Ampteam were asked to look at the problem and to try to provide a solution.

The Ampteam design team soon realised that the solution required a factory manufactured and sealed, open ended box arrangement that could be inserted into the original tunnel from the open gutter areas between the North Light roofs.

To achieve this, the unit had to be self-supporting, at least 200mm deep, almost 1 metre wide and the full length of the tunnel, some 3 metres long!
Added to that, the units needed to join with the Unifold gutter sections in the open areas.

It was necessary to provide fold out end sections that could be utilised to join with the gutter in the open areas and this effectively increased the length of the units by some 300mm, more than could be accommodated in the open gutter sections.

To overcome this problem the unit was provided with a hinge around its girth to allow it to crank, so that it could be inserted from the open area into the original tunnel with relative ease.

The large outlet situated within the factory area at one end of the building had also discharged into the building on occasions and a new Unifold outlet was provided fitted within a new, completely enclosed section to prevent any further water ingress at this point.

The enclosed section was fitted with a removable top plate for maintenance.

Since completion there have been several notable storms without any further problems at Twinings.

Ampteam were partnered by Unifold Approved Contractors Rooftech Limited of Sutton, Surrey who installed the system for Twinings.
